Broadwater Project Clears First Hurdle

In an update to the on-going Broadwater development proposal story, the City of Biloxi Planning Commission, after a long discussion, gave approval for the project yesterday.

Development plans will be subject to scrutiny by a committee to be set up by the planning commission, but for now the plans can go to the City Council for final approval.

In order to be approved and built as proposed, the City of Biloxi will need to push its own envelope for what it will allow in its quest to become the Las Vegas of the Gulf Coast. Variances for the Broadwater resort include the nearly doubling of Biloxi's height restriction from 220 ft to just over 400 ft. and a decrease in parking density from 2.5 spaces per housing unit to approximately 1.8 spaces per unit.

Why would they do this? With a capacity of up to 10,000 new Biloxi condo and hotel units, the Broadwater resort and its proposed casinos, golf course, shopping, restaurants and marina could bring in as much as $6.5 million in tax revenue per month.

Bacaran Bay Secures Biloxi Approval

Torguson Gaming, the project's developer, had sought several variances from the city in order to build the $500 million complex. The variances will allow Bacaran Bay a lodging density of 108 units per acre. Currently in the proposed area density is limited to 30 units per acre. Right of way on two city streets, including the purchase of all of Balius Alley and a portion Cuevas Street was also required. With those variances in hand the company will now seek approval from the Mississippi Gaming Commission.

Approval from the Mississippi Gaming Commission is the last hurdle to be overcome by the company, and gaining it is only expected to take a few weeks. With approvals in hand, Torguson says construction could begin as early as this spring. Construction is estimated to take 2
